The retirement and resort community of Horseshoe Bay Texas joins the waterfront homes on Lake LBJ in central Texas. Within striking distance of another picturesque spot Lake Marble Falls, Horseshoe Bay offers itself as a beautiful place where you can plan to start a business or buy/build a home at prices that are affordable considering current market conditions. With Austin, the state capital in close proximity, many residents also commute to work and that provides a diverse community in this beautiful location. The lean population and clean surroundings with abundant nature all around is a major factor that attracts home buyers to Horseshoe Bay Property, Texas and the Lake LBJ waterfront homes.

In tune with the national trend, the real estate prices in the area continue to be affordable and pegs lower compared to prices prevailing a year ago. However, if you compare the current prices with those prevailing in 2000, you will notice that the prices have appreciated by nearly 70%. Similar homes in the neighboring Austin city are priced significantly higher and this is another reason why many people including those currently working in Austin are considering relocating to Horseshoe Bay Property, Texas and the waterfront homes on Lake LBJ. Horseshoe Bay Texas is also home to one of the finest golf courses built by the renowned golf course architect Robert Trent Jones Sr. HSB has also added various other facilities like an equestrian centre, diving/swimming pool with unique hot tub whirlpool Spa, Conference center and Yacht club making it a perfect vacation destination.

Brief History

Norman Hurd and Wayne Hurd are credited with the initial vision to develop Horseshoe Bay around the early 1970s. The power plant plans of the LCRA (Lower Colorado River Authority) did pose some challenges to the Hurds though they successfully overcame the hurdles to present Horseshoe Bay Texas as it exists today. A rusty horseshoe that the Norman and Wayne found at the lake bottom lead to the community being named Horseshoe Bay and this horseshoe is preserved in Wayne’s office. Horseshoe Corporation formed by the Hurds is the leading real estate brokerage in the area today.

Geography

Horseshoe bay sits between Llano county and Burnet county on the shores of lake Lyndon B Johnson about 42 miles off Austin and spreads over approximately 24 sq.miles. At about 3100, the population is lean offering plenty of clean air and ample lung space with abundant nature all around.

Horseshoe Bay is located at 30°32′41″N 98°22′06″W (30.544814, -98.368428). The city is located on the southern shore of Lake Lyndon B. Johnson; most of the city is located in Llano County while some areas extend eastwards into Burnet County. Llano city is 28 miles to the northwest and downtown Austin is located 51 miles to the southeast.

Demographics

The median income for men in this region is around $40,000 while it is about 23,000 for women. The per capita income for the CDP is about $37,000. The median age of the residents of Horseshoe Bay is 60 plus. Service professionals, particularly sales personnel formed a major chunk of the residents in Horseshoe Bay with many of them commuting to Austin for work.

There were 3,337 inhabitants in the area with 1,623 households and 1,186 families in the CDP. The population density was 142.8 people per sq. mile. The number of housing units was 2,773 at 118.7 houses per sq. mile.

Racial Makeup (CDP):

  • White: 96.22%.
  • African American: 0.33%.
  • Native American: 0.24%.
  • Asian: 0.78%.
  • Other races: 1.47%.
  • Two or more races: 0.96%.
  • Hispanic/Latino of any race: 4.29%.
  • The average size of a household was 2.06 and average family size was 2.37.

The age breakdown of the CDP was:

Under 18 years: 10.6%.

  • 18-24 years: 3.4%.
  • 25-44 years: 15.0%
  • 45-64 years: 36.2%.
  • 65 years and older: 34.8%
  • Median age: 58 years.
  • Males per 100 females: 95.7
  • Males every 100 females, age 18 and over: 95.7.

Income distribution of the CDP was as follows:

  • Median income of a household: $54,073.
  • Median family income: $65,324.
  • Median Male income: $39,375.
  • Median Female income: $23,019.
  • Income per capita: $36,254.
  • Below poverty line: 5.8% families, 6.1% of the population was below the poverty line which included 9.2% of those under the age of 18 years and 4.7% of those age 65 years or more.

Education

Students in the Llano County part of the city attend schools in Llano Independent School District and students in Burnet County part of the city attend schools in Marble Falls Independent School District.

Climate

The city has hot and humid summers and mild to cool winters. Horseshoe Bay has a humid subtropical climate (source: Köppen Climate Classification system). It is marked as “Cfa” in climate maps.

Real Estate Market Statistic Summary

Most homes (about 60%) in the Horseshoe Bay area are relatively large and between 1800 and 3600 square feet and about 50% of the homes were built prior to 2000. The median value per square feet is about $222 and the median sale price in recent times stood at $330¸000. The average property tax in this region is at about 1% translating to about $2,700 with houses free from mortgages enjoying a marginal discount.

Though the nationwide real estate scene continues to experience difficulties, Texas economy remains buoyant and home prices in Horseshoe Bay or the Lake LBJ waterfront homes have shown great resilience and the owners who have listed their homes for sale have not exhibited any distress signals. The unique advantages of this small but vibrant community are therefore expected to attract more and more home buyers in the coming years.
